Job Description
1. Strategic Planning & Design Coordination
v Develop and manage the overall master program for all components (villas, shops, roads, condo).
v Coordinate concept to IFC design stages with architects, structural, MEP, interior, and landscape consultants.
v Review and guide design development to meet luxury branding, operational functionality, and cost goals.
v Ensure integrated infrastructure planning between roads, utilities, and vertical developments.
1. Authority Approvals & Compliance
v Coordinate with authorities (e.g., city development committees, urban planning) to secure permits and approvals.
v Monitor compliance with zoning laws, environmental and safety regulations, and building codes.
v Liaise with legal and external consultants for contractual and statutory matters.
2. Procurement & Contract Management
v Support selection and appointment of main contractors, specialist subcontractors, and suppliers.
v Lead tender evaluations, contract negotiations, and final award recommendations.
v Monitor contracts for progress, variations, change orders, and claims management.
3. Construction Execution & Supervision
v Lead execution of luxury villas and shophouses, ensuring design detail and craftsmanship standards.
v Oversee infrastructure works, including boulevard road, drainage, utilities, and public realm.
v Supervise construction of luxury high-rise tower: substructure, superstructure, façade, MEP, interior fit-out.
v Monitor contractor and consultant performance against schedule, quality, cost, and safety KPIs.
4. Quality Assurance & Handover
v Enforce high-end construction quality standards (materials, finishes, mock-ups, approvals).
v Monitor and approve construction methodologies and quality control plans.
v Plan and lead handover strategy including T&C, defect list close-out, and DLP procedures.
5. Stakeholder and Consultant Management
v Coordinate across internal teams: Development, Design, BD, Finance, Sales, and Marketing.
v Host and lead weekly coordination meetings with consultants, contractors, and PMCs.
v Maintain excellent communication and reporting with project owners and executive management.
6. Cost, Schedule & Risk Management
v Track project budget, forecast cash flow, and cost-to-complete status.
v Identify and mitigate project risks and bottlenecks through proactive planning.
v Ensure that critical path milestones are achieved across all project phases.
Job Requirements
Education & Experience:
v Bachelor’s degree in Civil Engineering, Architecture, or Construction Management (Master’s preferred).
v 20+ years’ experience in managing large-scale, luxury mixed-use developments (urban or resort).
v Experience in infrastructure, low-rise luxury residential, commercial, and high-rise construction.
Skills & Abilities:
v Deep knowledge of luxury design standards, construction techniques, and project phasing.
v Strong technical understanding of building systems (structural, MEP, façade, ID, LEED/Green Building).
v Excellent leadership, communication, team coordination, and negotiation skills.
v Proficiency in Project Management tools (Primavera P6, MS Project, BIM coordination tools).
v Strong reporting and documentation skills for executive-level presentations.
